Our Property Management staff manages, operates, maintains and services each project using their knowledge, experience and capability to offer our tenants an outstanding working environment. The Property Management staff takes the time to offer personal service by meeting with tenants to gain insight to each tenant’s specific needs. Each and every tenant inquiry is responded to timely and professionally to ensure tenant satisfaction.

Our Property Management team is supported by a full array of real estate, accounting and finance, and administrative specialists. The executive management team members support and supervise the policies and procedures of the property staff. Services include:

 

General:

  • Provides excellent customer service by maintain positive tenant relations
  • Monitors new construction and renovation projects
  • Obtain tenant and vendor insurance certificates
  • Vendor and contractor relations
  • On call staff 24 hours a day, 7 days of week

Maintenance:

  • Respond timely to all maintenance requests
  • Perform building maintenance checklist – daily, weekly and monthly criteria
  • Monitor and perform preventative maintenance to all building service operating systems
  • Maintain record of building repairs and inspections
  • Attend maintenance and safety meetings
  • Assure compliance with all state, federal, county and municipal laws
  • Supervises of all contract service providers
  • Coordinates Life Safety Programs

Legal:

  • In-house legal department writes and negotiates leases
  • Drafts purchase and sale documents
  • Establishes and coordinates all easement documents
  • Tracks all incident reports and coordinates with insurance carriers as needed

Accounting and Finance:

  • Processing and payment of invoices daily
  • Payment and monitoring of Debt Service monthly
  • Cash flow projections provide with budgets annually
  • Distribution of excess funds to members
  • Issue annual itemized budgets and capital improvement budgets
  • Issue financial statements in accordance with GAAP
  • Prepare depreciation schedules – GAAP, Tax and AMT basis – updated quarterly
  • Review of Real Estate Tax Assessments annually – recommendation to challenge if deemed excessive
